1746 12th Ave sits at the nexus of three marvelous neighborhoods: nearby is the entrance to verdant Forest Hill, a few blocks in the other direction takes you up to the dramatic slopes of Golden Gate Heights and a 7 block walk takes you down to the heart of the bustling Inner Sunset retail district known as "9th-and-Irving." 

9th-and-Irving comprises many dozens of restaurants, cafes and boutiques, including such beloved classics as Arizmendi's, Pluto's, and Tart-to-Tart, along with new trendy arrivals.

A short bicycle ride or MUNI trip to the east along Irving will take you to Cole Valley, where you will find another extensive collection of upsacle restaurants and cafes including the venerable Zazie Cafe and Boulange.

At the foot of 9th Ave lies the main entrance to Golden Gate Park. Some of the park's most popular attractions are located near this main entrance, including the famous Botanical Gardens and Academy of Sciences, where one can easily spend the entire day. One of the city's largest and most frequented playgrounds (think birthday parties for your kids) is near the 9th Ave entrance, and here you will find an adorable restored hand-carved Carousel that is sure to bring back memories from an earlier time. For adults, there is the worldclass DeYoung Museum, the Conservatory of Flowers, and countless other amenities such as Stow Lake, wide open playing fields and hidden picnic spots. Forest Hill features some of the most architecturally striking homes in the city, on winding tree-lined streets that are a joy to walk around with your dog. Forest Hill MUNI station with its fast underground MUNI connection to downtown is a decent walk from 1746 12th ave but feasible if you want the exercise in the morning.

West Portal Ave is a short drive from 1746 12th Ave, via Forest Hill or around the back of Golden Gate Heights via 14th Ave. Here you'll find a great independent art-movie theater, some legendary old-worlde Irish pubs and more than fifty upscale stores and restaurants, as well as a MUNI connection that immediately enters the underground tunnel providing an especially fast and direct trip to downtown. 

Some inviting hikes that start just a short distance from 1746 12th Ave ave include UCSF’s Mount Sutro Open Space Preserve, which offers a delightful forested walk known only to locals. The foot of Grand View Park at the top of Golden Gate Heights is located very nearby and accessed by an amazing stairway that rewards the brave hiker with unbelievable and rarely enjoyed views of downtown San Francisco, Golden Gate Park, and the Ocean.

If you commute to the Peninsula for work, or use the airport frequently, you'll find that the 19th Ave transit corridor is located nearby, and takes you directly onto Highway 280. MUNI for the commute to downtown can be accessed on nearby Judah. It's a convenient location in so many ways, while enjoying a degree of tranquility rarely found in other parts of the Inner Sunset.
